What is a Home Inspection?

 

A home inspection is an evaluation of a home’s condition by a trained and licensed professional. The scope of the inspection and report provided by Comfort Home Inspection is a limited visual inspection of the general systems and components of the home to identify any system or component listed in the report which may be in need of immediate major repair. It includes fixed components and systems that can be readily observed or operated at the time of the inspection. Hidden defects or systems not in service consequently can not be reported on. The inspection will be performed in conformance with the American Society of Home Inspectors (ASHI) “Standards of Practice” as amended by the Commonwealth of Massachusetts regulations 266 CMR, 1.00 – 11.00.

 

A home inspection is an unbiased opinion by an experienced inspector with broad knowledge regarding home construction and the functioning of a home’s major components. An inspector is not an expert in every craft or profession. However, he or she is highly skilled in identifying existing or potential problems in an effort to reduce the amount of risk you assume when purchasing a home.

 

A home inspection is not a warranty, guaranty or insurance policy but rather, should be used in concert with a seller’s written disclosure statement of the property’s condition prior to the transference of the home. The seller’s disclosure statement may also identify relevant property information or defects not readily observable during an inspection.

 

Clients are strongly encouraged to attend the inspection of about 3 hours in length. An experienced inspector will conduct the inspection and eagerly answer all of your questions. This will offer you an opportunity to learn about a home before you purchase it and avoid disappointment or major repairs later.
